1. AGREEMENT TO TERMS OF USE
You agree to the terms and conditions outlined in this Terms and Conditions of Use Agreement ("Agreement") with respect to our site ("the Site", <!-->www.genesisalaska.com-->). This Agreement constitutes the entire and only agreement between Genesis Real Estate LLC and you, and supersedes all prior or contemporaneous agreements, representations, warranties and understandings with respect to the Site, the content, free product samples or freebie offers or services provided by or listed on the Site, and the subject matter of this Agreement. This Agreement may be amended by us at any time and at any frequency without specific notice to you. The latest Agreement will be posted on the Site, and you should review this Agreement prior to using the Site.

Specific Assistance: The licensee does not represent you. Rather, the licensee is simply responding to your request for information. The licensee may "represent" another party in the transaction while providing you with specific assistance.

Non-Confidentiality: Unless you and the licensee agree otherwise in writing, information you provide the licensee is not confidential.

Duties Owed: Duties owed to a consumer by a licensee providing specific assistance include: (a) Exercise of reasonable skill and care; (b) Honest and good faith dealing; (c) Timely presentation of all written communications; (d) Disclosing all material information known by a licensee regarding the physical condition of a property; and (e) Timely accounting of all money and property received.
4. INFORMATION WE COLLECT (DETAILED)

Data Rates & Revocation: Message and data rates may apply. Consent can be withdrawn at any time through any reasonable means, including clicking "unsubscribe" in emails or replying STOP to any text message.
6. WIRE FRAUD ALERT: MANDATORY NOTICE
CRIMINAL FRAUD ALERT: Criminals are targeting real estate transactions by intercepting emails and sending fraudulent wiring instructions. Genesis Real Estate LLC will NEVER send you wiring instructions via email. * Verification: Before you wire any funds, you must personally call your title company or escrow officer using a trusted, independently verified phone number to confirm the instructions.

Caution: Never rely on phone numbers or wiring links provided in an email or text, even if they appear to come from a trusted source.

12. GOVERNING LAW
This Agreement shall be treated as though it were executed and performed in Anchorage, Alaska, and shall be governed by and construed in accordance with the laws of the State of Alaska. Any legal action regarding this Agreement must be brought in the federal or state courts located in Anchorage, AK.
